Malibu vs. Manhattan: A Leonardo DiCaprio Home Showdown

At just 39, Leonardo DiCaprio already has a litany of spectacular and legendary performances to his credit. Despite all of the historic roles and performances, the “Best Actor” Oscar has mysteriously eluded him – until now; or at least that’s what Hollywood “insiders” think. Everyone with an “in” seems to believe he will take home the Best Actor Academy Award this Sunday for his portrayal of the infamous Wall Street criminal/tycoon Jordan Belfort.

If you just so happened to see ‘The Wolf of Wall Street‘, then you could attest to the fact that his performance was so good that he was basically unrecognizable – he really became Jordan Belfort. With that being the case, we’ll use real life Leonardo DiCaprio vs. Leonardo DiCaprio as Jordan Belfort to help answer an aged old debate in real estate circles:

Would you rather live in a house on the beach or in an ultra-modern penthouse apartment in the “big city”?

The Contenders:

The City – Leonardo DiCaprio’s character in the Oscar nominated film worked his way from a 700 square foot apartment to a stunning airy penthouse right smack in the middle of Manhattan. The Wall Street tycoon/rule breaker had bad ethical taste but sure knew how to pick a home. Malibu Tops List of Most Expensive Markets in Latest Home Listing Report

I’m often asked how I ended up in Malibu. With a father whose career spanned the nation, my childhood called several different states “home”: Arizona, California, Texas, and Connecticut. I decided on Pepperdine University for undergrad and never looked back. The school is situated on a hill overlooking the Pacific Ocean and is one of the most beautiful campuses in the country. When friends came to  visit me while I was in college, they were baffled by the beauty of it and how I was able to get any school work done. Throughout college, I spent a semester abroad in Argentina, but was excited to make my way back to Malibu and knew that this was where I wanted to plant my roots.

I’ve had many adventures in my life; from traveling, to being involved with “Million Dollar Listing”, and a “never-a-dull-moment” real estate career…I’ve been to many places and met many people, but I have to say…There is no place like Malibu. Malibu was once known primarily as a beach destination/vacation spot and is now shaping into a community that people recognize for its world renowned restaurants, shopping and culture.

According to the 2013 Coldwell Banker Home Listing Report (HLR) which was released today, Malibu has emerged as the most expensive real estate market in the country. Conducted annually, this apples to apples comparison of four bedroom, two bathroom homes in 1,900 markets, is a snapshot of what the real estate market looks like today. Whereas the average four bedroom, two bath home in the surveyed U.S. is $301,414, according to the HLR, the same home in Malibu costs $2.15 million….that’s a $1.85 million difference!

Here is my top 10 list for why I believe Malibu is worth every penny:

1. Natural Beauty

Malibu is a south-facing beach community which means that the sun both sets and rises over the ocean. In addition to beautiful beaches, canyons and indigenous plants, Malibu is home to some of the most incredible sunrises and sunsets that are imaginable.

2. Education

In Los Angeles, and in many other cities across the country, stellar public schooling is a rarity. Many parents are forced to spend the equivalent of college tuition each year so that their children have adequate education in private schools. Malibu prides itself on having some of the best public schools in L.A. County, in addition to some of the most enriching after school programs, like the Malibu Boys and Girls Club.

3. Restaurants/Shopping

Over the past few years, Malibu has really become a significant fine dining destination. With some of L.A.’s finest restaurants like Nobu and Mr. Chow calling Malibu home, we are on the Zagat map in a big way. Aside from that, people flock to Malibu to go wine tasting at our local wineries (thanks to our wonderful coastal climate) and to peruse world class shops and boutiques.

4. Safety

Although we aren’t leaving our doors unlocked at night like in the old days, Malibu has a low crime rate. It is a community that looks after its residents and keeps everyone feeling safe.

What can I say! With a year round temperature of 60-70 degrees, people would pay the higher prices just for the mild weather. It’s everything!

Malibu has a truly unique sense of community. After spending some time with its residents, you understand the small town mentality that flows here. We are a close-knit family and come together for important issues like health, the environment and overall safety. It’s a fun place to call home.

Yes, Malibu real estate is on the pricier side, but the good news is that it is a smart and solid investment. With limited beach inventory and some of the best and most interesting architecture in the world, the properties here hold their value. If you’ve spent any time exploring the massive county of Los Angeles, you know that each sub-community, has a drastically different vibe. 7 Drool-Worthy Pools

Oh summer. How it makes me long for my own pool. As a kid, I always wanted my own pool in my backyard. One year, my dad tried to grant my wish by setting up an above ground pool in the backyard. We got it all setup, but when we added water the thing crumbled faster than a stale cookie. That was the last time we tried for our own pool.

Instead I made friends with the Goodman’s, the Ferrari’s (no relation to the car), and the Pesnell’s who all had their own pool. Now I have my own home, but there isn’t quite enough room for a pool in the backyard so instead I indulge myself in the envious admiration of some of the amazing poolside homes on coldwellbanker.com. Well, as far as reality television goes, this season of Million Dollar Listing LA is going to have it all: high stakes drama, betrayal, and of course the most important aspect of the show…Incredible Luxury Real Estate!  Viewers will see me compete and win gorgeous Coldwell Banker listings. I also feel, for the first time, viewers will see me completely unguarded.

Since I’m writing this blog without having seen any of the episodes this season, I can only speak from my filming experience.  The first episode has to be one of my most interesting listings, and my strategy to sell it, reminds me of some sort of Josh Flagg gimmick. I’ll give you a hint…caviar, Russian accents, and boat rides.  As the television teaser has suggested, there’s certainly some Heather/ Madison drama, a little disgraceful dousing of wine, and my very raw (but warranted) response.

As we all know, the market is hot hot hot right now, and this season of the show really parallels that upswing, making it more fun for everyone.  On a daily basis I’m dealing with an incredible influx of emails and phone calls from clients, prospects, and fans of the show.  I’m sure you can imagine I get some really bizarre requests and very interesting clients, which makes for some great material for T.V.  You won’t see it on the show, but I was recently asked to sell a grave site for a million dollars.  This, in and of itself, was a new one for me,  but the haunting twist ended up being that there was a  body in the plot, which had to be exhumed before I could sell it.  I politely declined that listing. This is just one example of what I’m dealing with in my office here lately.

It’s always a constant juggling act, trying to balance clients, office work, and filming schedules. People always ask me how long it takes to film and whether it’s fun.  Each season, my schedule becomes more efficient and smooth.  I’ve learned a lot about time management over the past 5 years. While I do like to be busy, sometimes it seems like there aren’t enough hours in the day to accomplish everything…like a little R & R. Sure, sometimes it’s fun.  I have a great crew, that after 10 months of constant filming, almost seem like family.  Just like family though, we have days where we all get on each other’s nerves.

Overall, I’m happy with this season, and the willingness and cooperation of both my clients and my company, that, no doubt, contributed to making this one of the best seasons yet.

A Home That Defines California Dreaming

At Coldwell Banker Real Estate, we come across some incredible homes from across the globe, but this Malibu home listed by Coldwell Banker mega-agent, Chris Cortazzo, grabbed my attention from the first photo.

When you dream of heading to Southern California and living that Pacific Coast lifestyle, this is the exact home I envision myself in. Sure it’s probably not realistic for me, but hey it’s my dream. Perfectly located on the bluffs in Malibu and overlooking some of the most premium beachfront you can find is this California castle. Listed for $27 million it boasts 7 bedrooms, 8 bathrooms, a 50 ft pool in the back and the interior design was done by Tim Clarke.

I love how Chris Cortazzo describes the interior in his property details on coldwellbanker.com, he says “Interior designer Tim Clarke’s coastal modern aesthetic imbues the home with warmth and livability.” I like warmth and I love livability.

Magnificent doesn’t do this place justice. I think it needs it’s own Spotify playlist to listen to while viewing the property details.
